8 AV NE has been identified by The City as a growth corridor based on its proximity to community amenities and transit. The City envisions redevelopment of up to six storeys along the 8 AV NE corridor (proposed North Hill Communities Local Area Plan). This land use redesignation proposal balances future corridor redevelopment goals with a sensitivity to neighbours by introducing a three storey building form at a higher residential density.
The proposed land use redesignation, allows for a neighbourhood-friendly, three storey building scale composed of a mix of market rental townhomes and secondary suites.
